You can track all your assets and appliances, submit and monitor service requests, store important documents like leases and warranties, manage insurance policies, view condition reports for move-in and move-out, and communicate with your property manager — all from one place.
Yes! The Home plan is free and gives you one door (your unit) with full access to asset tracking, service requests, document storage, and more. If you own a home too, you can manage both.
Navigate to Service Requests, tap “New Request,” select the property, describe the issue, set a priority level, attach photos, and submit. Your landlord or property manager will be notified immediately and you can track the status in real time.
A condition report documents the state of your unit at move-in and move-out. Your landlord creates the report, and you review it room by room with photos. You can accept, dispute specific items, or add comments. Both parties sign digitally, creating a clear record that protects everyone.
Absolutely. Add your appliances as assets, upload receipts and warranty documents, and Apartmatic will even use AI to generate a parts list for your appliance model — so you know exactly which filters, belts, or consumables to buy and when to replace them.
Use the “I’m Moving” workflow to transfer your assets to your new address, complete any move-out condition reports, and close out your lease. Your data follows you to your next home.
Yes. You can manually add your landlord, emergency contacts, and maintenance contacts. If your landlord later joins Apartmatic and claims the property, verified contact information will automatically appear alongside your manual entries.
Yes! Apartmatic has native iOS and Android apps with offline support. You can submit service requests, track assets, and access your documents even without an internet connection — everything syncs when you’re back online.

Apartmatic gives you a complete view of every property, unit, and asset you own. Track maintenance schedules, manage tenant relationships, handle service requests, store documents, monitor insurance compliance, and list vacancies — all in one platform.
Apartmatic uses door-based pricing. A “door” is any property or unit you manage. The Home plan is free for one door. Paid plans with more doors and features are coming soon. You can also add extra doors to any paid plan for $1.99/mo per door.
Yes, and it’s free for them. Invite tenants to your property and they get their own dashboard where they can submit service requests, view condition reports, access shared documents, and stay informed with announcements you post.
Set up recurring maintenance at three levels: property-wide (e.g., gutter cleaning), unit-specific (e.g., HVAC filter changes), or asset-specific (e.g., water heater flush). Apartmatic tracks due dates and alerts you when tasks are overdue or coming due.
Change the unit status to “preparing” and a make-ready checklist is auto-created. Once the checklist is complete, the unit transitions to “listed” and appears on the Apartmatic rental directory. Prospective tenants can request showings and submit applications directly.
Yes. Add your preferred contractors with contact info, rates, license and insurance details. Apartmatic intelligently suggests the right vendor when you assign service requests — if it’s an HVAC issue, your HVAC vendors show first.
Condition reports document unit condition at move-in and move-out with room-by-room checklists, photos, and digital signatures from both parties. They protect you in disputes over security deposits and create a clear paper trail.
Yes. The mobile app gives you full management capabilities with offline support. Respond to service requests, check maintenance schedules, review tenant applications, and get push notifications for new requests and showings — all from your phone.

It’s end-to-end: list units on the Apartmatic rental directory, receive and manage showing requests, accept tenant applications through a public form, review and approve applicants, then convert them to tenants with one click. The system creates their account and assigns them to the unit.
Yes. Create versioned leases with financial tracking (rent, add-ons, deposits), a proposal/accept/decline workflow, and a built-in lease builder with customizable clause templates. Generate branded PDF leases directly from the platform.
Apartmatic has a full template engine for reusable checklists: move-out, move-in, tenant onboarding, vendor onboarding, unit turn, lease renewal, seasonal inspection, and more. Create custom templates or use the built-in defaults.
The finance module includes a full general ledger, journal entries, tenant charges and payments, vendor invoices and payments, and owner bill-backs. Track every dollar across your portfolio with double-entry accounting.
Yes. Create announcements scoped to a specific property or broadcast to all properties. Set priority levels (normal, important, urgent) and optional expiry dates. Tenants see announcements in their dashboard and receive notifications.
Yes. Apartmatic has a full REST API with Sanctum bearer token authentication. All features available in the web app are accessible via the API for custom integrations.
Sign up, complete the onboarding wizard, add your properties and units, then invite your tenants and staff. You can also receive owner invitations — property owners can invite you to manage their properties directly.

Vendors & Service Providers

Getting found and managing service requests

Property managers and landlords add vendors to their personal vendor directory. You can also claim your profile if one has been created for you, adding your own contact details, license info, and service areas.
Your company name, contact info, hourly/trip rates, license number, insurance details, service types (HVAC, plumbing, electrical, etc.), and service areas by zip code. Verified vendors get trust badges visible to property managers.
When a property manager assigns a service request to you, you’ll be notified. You can view the request details, see the property and unit info, check photos of the issue, and update the status as you work on it.
Yes. Many contractors offer multiple services. You can select as many service types as apply to your business — a company that does both HVAC and plumbing will appear in searches for either type.
Basic vendor profiles are free. Featured listings, verification badges, and enhanced directory placement options are planned for the future.
